J K Behan Roofing has been hard at it

I can't believe it was last November when I posted the last blog!
 we've worked 6 days a week, I haven't taken a vacation since Christmas break.

1x12 decking upgrades

Notice the large gaps between the boards, although 1x12 is a good structural decking, it does not make a good subtrate for shingles. The nails in the shingles can fall in the gaps, leaving a nice hole for leaks. The boards can also twist and cup, popping the nails, again, a new entry point for water.

Preparation is key. We always clean right to the 1x12 so we can fasten into the trusses. Some of my competitors will leave the old felt or underlayments and fasten the new plywood without regard to position on the trusses

Ready for plywood

new plywood fastened to code

Resisto shingle underlayment is warrantied on plywood, but will have no warranty on 1x's

New Certainteed Landmark Pro Shingles in the Silver Birch color. They are Energy Star rated. stainless steel nails, especially in the shingle over type ridge vent is the best installation for Indialantic's salty atmosphere

Cupola Repairs

Or "Don't let the Rain Come In "

Water was entering through this large cupola on a local golf course clunhouse

this is what we found when we removed one of the louvers, the metal diverters had failed. Cause of this event? most likely electrolysis between dissimilar metals (copper and steel)
we removed the old diverters, installed a self adhesive flashing tape to separate new aluminum diverters and the existing copper pans

New custom made .032 aluminum diverters installed

louvers installed and caulked

How do you know when to replace your roof?

The answer to that question is multifaceted. Leaks in the roof, age of the roof, and cost is a big factor.
Leaks in the eaves can damage plywood, fascia, soffit, and trusses.

no leaks in the house, plenty at the edges

this type of leak is caused by improper application (workmanship)

Leaks in the home can do similar wood damage and also create serious health issues with possible mold growth. Repairs to older roofs can be difficult and that would be part of the equation

Do you think they waited too long?

this looks right into the kitchen

about three days of wood work
another issue that we can look at in the next blog will be: Should I wait for a storm to blow off my roof so the insurance company will pay for it?  DUH

The chimney was cleaned and sealed, new .032 aluminum flashings, replaced cricket

                                                                It finished up nicely

Indian Harbour Beach Reroof

Double layer of shingles hides a lot

This is the result of putting shingles on a roof below 2"/12"
not once, but twice! two layers.

Certainteed makes modified bitumen flat roof material to match the shingles. End result, a nice roof.

Roof to Wall connections are important

Most homeowners on the barrier island know how expensive home owners insurance is. any discounts and credits that are available may be worth pursuing.
Typical single wrap strap needed nails added to qualify for insurance discount

Removing 1x12 decking over the walls exposes the straps for nailing

single wrap strap

plywood installed over 1x12 makes for a great substrate for shingles

we used Resisto shingle underlayment, a self adhesive modified bitumen, Certainteed Landmark Pro shingles and Stainless Steel roofing nails

Re-roofing has been as busy in January and February as I have ever seen it

This chimney leaked for years

another flat roof with issues

Completed Project in Melbourne

I have been too busy to put a new post on our blog, knock on wood. We hired a couple of good roofers to help with the work load, hope this is a sign of how this year will go. We've done about six jobs so far this year, and had maybe eight rain days.
And the wood floor project in my own house is finally to where I can see light at the end of the tunnel!
